location and investment size. The properties in the portfolio average 10.2 years
in age, and 92.0% of the operating properties are leased. MEPT is heavily weighted
in office and industrial properties, since MEPT identified through research
that long-term shifts in the U.S. economy have spurred continued growth of service
industries. An increase in the number of service-oriented jobs, developments
in transportation technology, supply management systems, and changes in consumer
preferences, travel behavior, and spending patterns, have resulted in the prevailing
need for office and industrial space across the United States.
